What a Home Inspection Involves
THE INSPECTION PROCESS WILL INCLUDE:Exterior components and conditions: Including, but not limited to, siding, window frames, down-spouts, molding, eaves, fencing, driveway and sidewalks, patios and decks. [Shrubbery and trees are not usually commented on, except as they may impact, or potentially impact, the condition of the house.] Interior components and conditions: Including, but not limited to, evidence of cracking in walls, warping in floors, evidence of water damage on floors and ceilings [may indicate past or present leaks], condition and function of interior doors and windows, stairs and stair wells, and major appliances and their general condition. [Wall and floor coverings, including paint, are not commented on, except as they may reflect other interior conditions.) Structural: Including, but not limited to, foundation, describing type and observable condition, observable framing components, stairs and stair.wells, and overall structural integrity. Electrical Systems: Condition and functioning of switches and outlets, proper grounding, ground-fault outlets in required areas, condition and adequacy of electrical panels. Plumbing: Evidence of leaks from faulty connections, adequacy of water pressure, slow flowing faucets and drains. HEATING AND AIR CONDITIONING: General condition and functioning of furnace, air conditioning, and ventilation systems.
THESE ARE GENERAL AREAS OF INSPECTION; MANY MORE SPECIFIC AREAS WILL BE COVERED DURING INSPECTION.Also, from time to time, a specific area of concern may be noted. For instance, faulty plumbing or wiring, possible evidence of insect infestation, roofing or siding problems, etc., And the report will include mention of such areas, and recommendation that a qualified specialist be contacted for further evaluation. The inspection will only report on conditions that are visible and easily accessible, at the time of inspection. At the time of inspection, you will be given a verbal summary of the inspection, including positive and negative results. You will be given every opportunity to ask questions. I will do my best to provide honest and concise answers. My inspections are done using the "3D" computer software system. Within 24 hours, you will be provided with a computer generated report, with check-list and narrative summaries of conditions observed at the time of inspection.
